There is a mansion in the sky, and it overlooks the beautiful greenery of one of Toronto’s greenest, mid-town neighbourhoods. The penthouse at 181 Davenport, winner of the 2013 BILD award for suite design, exemplifies the Mizrahi Design Build approach to building luxury condominiums in one of the most competitive marketplaces in North America. This penthouse suite, of approximately 7,400 sq. ft. – not including the extensive outdoor living space - is a spectacular home that is the last of its kind.
Situated at the top of the boutique luxury building, it is comprised of two floors and includes exclusive access to the rooftop outdoor terrace where a lap pool, bathroom, outdoor bar and sitting area are planned. The unobstructed views in all directions are a major feature of this home. Wide terraces on all sides allow for spectacular morning and evening panoramas over the green mid-town neighbourhood of Yorkville.
The light is brought inside through tall windows with one wall of glass measuring 310’ in length, a truly unusual feature which allows for unique interior design possibilities. A skylight in the foyer brings in light to the centre of the home, where homeowners and guests arrive via a private elevator. (Another elevator serves service requirements to the outside of the building.) In another part of the home, an internal elevator is installed between the home office and the floor above for privacy considerations.
The master suite is also designed with privacy and luxury in mind. There are his-an-hers bathrooms, walk-in closets and small sitting areas or dens.
Architects had maximum flexibility with the interior design as the structural engineering of 181 Davenport employs columns rather than shear walls. The windows, which open from the side (in the old-world way), protect home-owners from outside sound and UV sunlight. Doors are solid wood; a beautiful heaviness. Walls are constructed with six layers of drywall and insulation to create the ultimate cocoon. European hardwood floors are finished on site for precision and superior results. Imported Italian marble is not an extra, but a standard feature. The pale, smooth limestone of the exterior is a painstaking process of selection. We build in enough time to the construction process to allow prospective home-owners the opportunity to custom-design their own home at no extra cost.
